What is OwnSpace?

OwnSpace is a secure, all-in-one platform that lets buyers and sellers connect, negotiate, and complete real estate offers - completely online. OwnSpace operates as a facilitator between Buyers and Sellers to get signed offers on the table. Think of it as a modern way to handle property deals, without the back-and-forth or paperwork overload.

Who can use OwnSpace?

Anyone looking to buy or sell a property can use OwnSpace - whether you’re a first-time homebuyer, experienced investor, or individual seller.

Do I need a real estate agent to use the platform?

Not at all. OwnSpace is built for direct transactions, so you can buy or sell without an agent if you choose.

Is OwnSpace available in my area?

We’re launching nationwide in Canada and plan to quickly expand in the United States. You can check availability when you sign up - or join the waitlist to be notified when OwnSpace launches in your area.

For Buyers

How do I find properties for sale on OwnSpace?

At the moment we do not have a marketplace that shows all OwnSpace listings. You can find properties for sale through a Seller’s shareable link, a For Sale sign in front of a home, or, if you know the address of a listing, through our Property Search bar.

How do I make an offer on a property?

Once you’ve found a property you like, you can make an offer directly through the platform, Property Listing page, or through the chat. Just enter your offer terms and hit send. The seller will be notified instantly.

Can I chat directly with the seller?

Yes! Our built-in chat feature lets you talk directly with the seller to ask questions, clarify details, or negotiate terms - no middlemen needed.

What documents will I need to complete a purchase?

In order to send or accept an offer, all you need is a government-issued ID in order to get verified! If you have your mortgage pre-approval or proof of funds, you can also choose to upload it at checkout and send it to the Seller. We’ll guide you through each step so you know exactly what’s needed and when.

Can I make an offer on a home on OwnSpace if I have a mortgage pre-approval?

Absolutely. If you’re financing your purchase, you can still use OwnSpace. When completing an offer, just indicate how you will be purchasing the property and choose to enter any details if you’d like. The final balance will be due at closing with the notary.

For Sellers

How do I list my property?

Listing your property on OwnSpace is quick and easy. Just create an account, switch to your Seller profile, and click *Create a Listing*. You’ll be guided through entering property details, uploading photos, and setting your asking price. Once your listing goes live, interested buyers can find it and message you directly through the platform.

Can I negotiate offers directly with buyers?

Yes! OwnSpace makes it easy to review, counter, and accept offers right inside the platform. You stay in control every step of the way.

What happens after I accept an offer?

Once you accept, the offer moves into the checkout phase. We’ll walk both parties through the final steps - inviting additional buyer(s), contract review and signing - to get the deal done securely.

Is there a time limit to respond to offers?

Yes, either party sending an offer must set a time limit for the offer validity period. But don’t worry, if you need more time, you can always request an offer extension which, if accepted, will give you more than enough time to think about the offer before signing anything.

Security & Payments

How is my information protected?

OwnSpace uses bank-grade encryption and secure servers to protect your personal data. Your information is only shared with the other party when absolutely necessary for the transaction.

Is any money sent through OwnSpace?

No. OwnSpace does not deal with any transactions related to the purchase or sale of a property. Any fees related to an accepted and signed offer are handled through Stripe.

Does OwnSpace store my financial details?

No. We don’t store your payment information directly. All financial data is managed securely by our payment partners.

Can I use the platform from outside the country?

In most cases, yes! OwnSpace supports international buyers and sellers, though local laws may affect availability. You’ll see any country-specific requirements during the onboarding process.

Legal & Transactions

Are digital contracts legally binding?

Yes. All contracts on OwnSpace are legally binding and compliant with local laws. You’ll be able to review, share with your legal representative, and sign everything digitally, with a full record of each step.

Do I need a lawyer or notary to make an offer on OwnSpace?

No, you don’t need a lawyer or notary to make or receive offers on OwnSpace. However, before signing an Offer to Purchase, you’re welcome to have it reviewed by your legal representative if you’d like extra peace of mind. Once both parties sign the offer, the transaction will move forward and be finalized with a notary, outside of the OwnSpace platform.

How does OwnSpace handle identity verification?

We partner with Persona to verify all users through secure, government-issued ID checks to ensure you’re dealing with real, verified individuals. It’s quick, easy, and adds an extra layer of trust.

What happens if a deal falls through?

If an offer is withdrawn during the rescission period, or a condition in the contract isn’t met, the offer to purchase can be cancelled. For any payments held in escrow or in trust at notary, please consult them for any refunds based on the agreement terms. We also provide guidance on next steps if you need to re-list or make a new offer.
